The Home Selling Process:

  1. Are You Ready?
    Make sure you are ready to sell your house. A real estate agent can help you determine if you are ready. Is your house ready to show to potential buyers? Is it non-cluttered, clean, and in good repair? Do you know the market value of your house? Do you know where you are moving? Do you know how much you can afford to pay for your next home? Realtors are experienced in all these areas and can provide answers to these questions.

  2. Hire a Realtor.
    Find a qualified realtor to sell your house for you. How do you do this? Ask your friends and family for a good referral, call a real estate company, walk into a real estate office, look on the internet, etc. You can talk to as many realtors as you wish before you choose who you want to do business with. The important thing is to find someone you like who you think will do a great job of selling your house.

  3. The Listing Appointment.
    This is when the realtor will take a good look at your home, you both decide on a price and other terms, and fill out some paperwork. The realtor will then take pictures and measurements, get details of the house, put the sign on the lawn, and get a house key. Your house is ready to sell!

  4. Market and Show Your House.
    There are many ways a realtor can advertise your house. The most effective exposure is through our realtor website and MLS.ca. Other common ways to get exposure for your listing are through newspaper ads, other websites, open houses, realtor tours, etc.

  5. Look at Offers.
    When you receive an offer on your house, you can choose to accept, reject or counter the offer. Your real estate agent can give you helpful advice on all your options. Your agent will also negotiate the deal on your behalf and help you get the most money from the sale of your home.

A common easement is from NB Power.  It is written into the deed that NB Power can have power lines or an anchor on your property.  It is transferrable to all future owners.

A dusk to dawn light is a large bright light (usually mounted on an NB power pole) that automatically comes on at night and turns off in the morning. It provides light at night if you don't have street lights. The light can be rented from NB power for about $13/month or purchased. You pay for the power it consumes as well.

Realtors only get paid if a listed property sells.  There is no fee if the listing expires and is taken off the market.
